IMPORTANT NOTE: As an Agent (property lister) with this service when you create a new listing - You MUST first Create the actual listing with all the elements you need for that listing. THEN once it is added to the system you can Edit that listing to include Photos, Virtual Tours, or even add an Open House Event to that listing when it is to be featured as an Open House Date.
 
In other words simply put: The LISTING MUST FIRST EXIST BEFORE YOU CAN PERFORM OTHER ACTIONS ON THAT LISTING as the lister such as the above....
  
When you create a listing HERE if your property is located in Jacksonville, Flagler Estates, Hastings, Palatka, Palm Coast, St Augustine or areas within 15 miles of such either way, you can also get a listing included in our price at whichever news portal below your listings qualify to be included within.

At the same time IF you are a member of any of the above and add real estate listings to that News Portal site, you ALSO qualify for the same listings right here at no additional cost to you what so ever .  This helps give you a Double Whammy on exposures of your Property Listings for a much better chance of making that quick sale at the price point you need.
ENGLISH ONLY: We only allow listings and Descriptions which are posted using the ENGLISH LANGUAGE.. 
Property Sellers (either a Realtor, Property Manager, or private seller) are referred to as Agents. We allow for New (Agents) to sign up as an Agent which would then allow them the ability to place realty listings in this service. 
 
When ADDING a listing to this service it is as easy as filling in the blanks it is just that easy
ALL listings made within will automatically include without any intervention on the listers part

  • Printer Friendly print outs link (which YOU TOO can use to display on local bulletin boards)

  • Neighborhood Profile link to allow viewers to find out about jobs, average wages in the area , etc
  • Email Listing to a friend link allows viewers to SEND your listings to friends of theirs

How to Add Your Listings
Special Offer for Flagler Estates and other Home Sellers

To Sign Up as an Agent click on the Agent Signup link to the left of the page.
 
New Agent Sign Ups WILL receive an Email which contains a LINK you MUST click on to finalize your account so be sure to use a Real and working email account when you sign up here. Once you have clicked on the Activation Link in your email, you will be able to place a Single Listing RIGHT AWAY.
 
New Agents who have signed up and have not yet paid our listing service fee WILL be removed after 14 days without notices! IF you have actually Added a new listing as an Agent if you have not PAID for the use of this service it too WILL be removed along with your account after 14 days! The ONLY exception to this is IF you have qualified to list property here FOR FREE...
 
Also by default when you sign up as a selling agent, you WILL be able to add a single Featured List listing of a single Property you have listed. IF you use this, you have to pay for it or the listing WILL be Removed.. It is an additional $60.00 per 6 month cost to add any listing to our Featured Listings List...
 
Featured Listings are $60.00 for each Featured Listing you may add to a Property.
 
When you signup as an Agent in the Info Field, If you are a Realtor/Broker then that would be the place to type in your Company Name you are posting in behalf of.. The typical Sale by Owner type of lister need not do anything in that field (unless you wish to fill it in)..
 
Once you are an agent here and have a listing completed, if you wish to Feature it as having an open house at some point you have the ability to do so from you account when logged in. Photos and Types to use in our system

Use only .jpg type images for your listings photos. We DO have a size limit on upload sizes allowed. If you set your camera to the 1 meg setting you will be fine and you will get a very high quality photo of your property and that size will be allowed for you to upload.  If you take photos larger than 1024 pixels in width, or if a file size larger than 300k your photos will be disallowed for you to upload.
 
You are allowed to add a single PHOTO of yourself as a selling Agent at this service (sellers are ALL Called Agents). You are also allowed up to 5 photos per listing, and a single Virtual Tour. Each listing will run for 6 months.
 
Photos larger than 1024 pixels in width and or larger than 300k in file size WILL need to be Resized on down before you can upload them here.  This is an easy task to do and if you have a digital camera it already came with software to allow you to do just that .
 
Virtual Tours

Virtual tours allowed are those Panoramic type stitched .jpg's .. These require having a digital camera which has a special setting for Panoramic style photo taking, and special software which allows you to automatically stitch all the photos of the sequence into one seamless .jpg

You can NOT simply take photos in a 360 degree circle and hope to stitch them all together to create a Panoramic view as the perspective will be WAY OFF and it will look like crappola.  If you want one or more of these done, We CAN do them for you for $35.00 per tour plus travel expense to drive to your location.

If you have the equipment to do this yourself, certainly feel free to do so. Remember the ONLY VIRTUAL TOUR types allowed are .jpg type panoramics. NO .AVI, MPG, WMV, MOV movies will be allowed!

Now that you are Registered as an Agent with our service, you can begin adding your property listing. Any Listings you may create however MUST be paid for before 14 days OR it WILL be Removed without notices! The exception is if you have pre qualified for the FREE listing service as seen in our How to Pay Page sections... 
 
IF you are a Property Manager, Realtor or Broker or other needing multiple listings you should contact us and we will upgrade your account to allow 5 listings at a time (Cost is $60.00 per group of 5)...

Okay, now that you are all set registered and ready to add listings follow the examples below:
  
On our Main Page at: http://florida-realty-listings.com  Along the left side of the page you see the following screen. First you must login as yourself of course and when you have done so the screen below applys.

The FIRST THING you want to do now is to click on the Add Listing option as seen to the left. Which displays the Following screen below.

 NOW along the top of the screen above you see the ADMIN option - Click on that link.. Screen shown below.

From the ADMIN screen as shown above you see the Edit My Account option, Add Listing option, Edit My Listings option, and Open House Manager option. FIRST THING you wish to do is make sure your account information is CORRECT (or no one can contact you regarding your listing) and perhaps UPLOAD a photo of yourself or the company logo of where you work if you are a realtor perhaps.
 
ONCE your profile is complete click on the ADMIN link to once again turn to the admin options to allow you to Add new listings, Modify Listings, or even Add a listing you have created to the Open House option.

Now that your information about yourself is correct, you can Add a Listing which is the whole point of being a member of this system. Simply click on the Add Listing icon above to create a new listing.  Remember that to Edit your personal information, or to Edit a Realty listing you have added you can always come back to these screens anytime you need to do so.  Also WHEN you wish to have an Open House showing, you may select that option and set it  up easily.

NOTE: the screens below are NOT exactly as you will see displayed, however; they work exactly the same. When in the Add Listing screen you will see such as the following options... 

As an Agent with this service anytime you see the Questions? next to a field you can complete - Mouse over it for more information as to HOW to complete that field properly!

Here you must select one of the Property Types as shown above.. IF you have a Home you either wish to Sell or Rent, you CAN select BOTH the Home option above as well as the Rental Option by holding down your Control key on your keyboard while you make both selections.

DO NOT ABUSE  this multiple selection ability and ONLY use it IF it applies to that property. Selecting ALL the options above will result in the Listing being REMOVED without notices!

Give your new listing a Title (IE: Saint Augustine Beach Home, 1990 Duplex, Log Cabin in the Woods, etc, etc)... Really does'nt much matter but make it sensible and short to the point... 
 
NOTE: Do NOT use anything but Text and or numbers in ANY FIELD except for the Description Field..

I suggest using the Address of the home in the Title field and indicate the type of property IE: 10065 Baylor Ave Hastings FL Home  would make an excellant Title for my home which is located at that address.

Also in the Description field you are allowed up to 2 paragraphs to further detail your property.
Additional NOTE of importance:  The first PHOTO you upload for your listing is the one which will display in the search results, as well as in the RSS Feeds your listing creates. With that in mind make the FIRST PHOTO you upload of your property the BEST ONE you have to represent that property!
 
Also the first 220 charactors of your listings Description field is what will display in the search results page as well as in our printed News Letters. (charactors includes letters, numbers, spaces, punctuation).

Now that you have Added your first listing, to Add Photos to your listing, simply click on the Edit Listing link and select the listing you wish to modify or edit which brings up the following type screen.

From this screen merely click on the Edit Images link you see near the top left.

This action will bring up the following type screen which allows you to Add photos to your listing...
Click on the Browse button to Browse YOUR computer for the image you will use for your first image of your property. Remember the FIRST PHOTO you use for your listing WILL be the one used for our Featured Listings option should you wish us to Feature your listing on our main pages.

Once you have uploaded your images you will see all of those images full size as well as the Thumbnail of those images displayed on a single page. This is where you would wish to add a Caption as well as short description for each of your photos.

You will need to insert a caption and description for EACH photo you have uploaded one at a time and update that photo one at a time.

This procedure is also how it works for adding Virtual Tours as well IF you have created a virtual tour for your uses.

OKAY, NOW you have a nice professional realty listing placed in our MLS realty system....

You CAN ADVERTISE your new listing much much easier and much more effectively at other places which allow you to advertise such things and you won't have to re-type all that information all over again.. Most places which allow you to post a listing or URL and description  are what you would be looking for to help your new listing be better seen across the Internet...

TO ADD A LINK TO ALL YOUR LISTINGS IS EASY:
 
IF you have followed our guides to success and proper field elements to include in ALL your listings this is an easy task. What you do to FIND THE LINK TO ALL YOUR LISTINGS is as follows.
 
From our MAIN PAGE select the following in this order
 
  • Search Listings option along the top left
     
  • Select the All Listings option once on that page and hit the Search Listings button
     
  • Enter in YOUR unique Agents user ID information (which you SHOULD enter for each and every listing you create as using the SAME information in this field for ALL LISTINGS YOU CREATE).... (Do NOT enter anything else on this page or click on ANYTHING ELSE EXCEPT for YOUR unique Agents User ID)
     
  • Go to the bottom of this page now and click on the Submit Search button there.
     
  • The URL in your browsers top URL locator window IS YOUR UNIQUE LINK back to ALL listings you create today and tomorrow.. Using this easy process, any listings no matter if they are Homes for sale, Rentals, Commercial, or other WILL be listed by using the above process for your account at any site on the web you are allowed to add a LINK back to your listings :)

IF you need photos taken, we can do this as well as those neat Virtual Tours of a listing.. There is of course a cost involved for this service..

We use Quality Nikon Digital Cameras and Sony Digital Cams  for Videos.
